What is a BER certificate

A BER is similar to the energy label for a household electrical appliance like your fridge. The label has a scale of A-G. A-rated homes are the most energy efficient and G the least efficient. A BER certificate will be compulsory for almost all new homes by mid 2008.

If you are buying or renting a new house or apartment now, you may already be entitled to a BER – so do ask the seller/landlord or their agent for it.

From the 1st of January 2009 a BER certificate will be compulsory for all homes being sold or rented. It is an offence for persons not registered with SEI as BER assessors to purport to carry out a BER assessment service for the purposes of the Regulations. . There is a maximum fine of up to €5,000.00 for not having a BER cert when required.

Who are we? What do we do?

4Ber has been established to become one of the leading energy assessors in the market. Our assessors consists of members of the property/surveying industry and have been actively working providing specialist services for over seven years.

It is our opinion that not alone is it our responsibility to carry out the BER Certificates but also to inform members of the public of the importance of the Certs and to provide recommendations as to how to improve their property.

As per our remit from SEI we are obligated to provide a table of recommendations. This could be as simple as changing all light bulbs to low energy up to changing the boiler system or installing triple glazed windows throughout.

It is at the design stage that we feel we can provide a service as to how to construct/.develop the most efficient house(s)/apartment(s) as possible, by recommending the most efficient products on the market at the time.

We will strive to provide, a professional speedy and cost effective service as possible.

BER Certificates

Our team are highly qualified, trained assessors and have been SEI approved. We will provide a professional efficient service and will cost each house/apartment on an individual basis. For any properties outside of the standard we can cost on an individual basis. For any landlords with multi units we will quote a competitive fee.

Energy Audits

The best way to assess how much energy your property consumes and where savings can be made. A range of solutions will be suggested which will outline different options of investment and the subsequent savings forecast in each case

Air Tightness Testing & Thermal Imaging Reports

Air leakage is the uncontrolled flow of air through gaps and cracks in the fabric of a building. The only satisfactory way to measure this is using blower door test equipment. 4ber.ie will also recommend ways in which weaknesses can be rectified. The latest thermal imaging technology identifies weaknesses not visible to the naked eye, such as, hot air escaping, cold air entering or where insulation is weak. Once identified, problems can be addressed and solutions identified..
